Leaving a warehouse is a different job from leaving an office. The unit is bigger, the fixtures are heavier, and the landlord’s schedule of dilapidations usually runs to floors, roofs, doors and services rather than ceilings and carpets.
London Dilaps strips out, repairs and reinstates warehouses, industrial units and distribution space across London and the South East. We price the works from your lease and the landlord’s schedule, agree the scope before we start, and finish inside your lease-end date so you aren’t paying holding-over rent or a claim for the works left undone.
Whether you have a full schedule of dilapidations in hand or only a break date on the calendar, we can walk the unit, tell you what is likely to be claimed, and quote to do the works ourselves.

Safe dismantling and removal of racking, mezzanines, partitions and fitted offices, with fixings removed and surfaces made good.
Slab crack, joint and anchor-hole repairs, coating removal and re-marking, plus roller shutters, sectional doors and dock levellers repaired or replaced.
Sheet and cladding repairs, rooflight replacement, gutters, yard markings, fencing and signage, using specialist subcontractors where needed.
Lighting, heaters, extraction and fire-safety make-good with certificates where required, a deep clean, licensed waste removal and a full handover pack
Start as early as you can. Racking removal, floor curing and roof repairs all take time, and a unit that isn’t ready by the lease end can mean rent for the overrun period.
Want to know what drives the price first? Read our warehouse dilapidations cost guide.
What are warehouse dilapidations? They are the repairs, removals and reinstatement a tenant owes the landlord under the lease when leaving an industrial or warehouse unit. They are usually set out in a schedule of dilapidations served near or after the lease end.
Do I have to remove racking and mezzanines? Usually yes if the lease treats them as tenant’s alterations or fixtures, and you will normally need to make good the floor where they were fixed. Check the alteration and yielding-up clauses and any licence for alterations you were given.
Who pays for roof and structural repairs? It depends on the repair clause and whether the unit is let on full repairing and insuring terms. Landlords often claim for roof damage that predates your tenancy, so we check the evidence before you accept it.
When should I start planning? As early as 6 to 12 months before the lease end for a survey, and 3 to 6 months before for the works. Late starts cost more and risk overrunning the end date.
Can I pay a cash settlement instead of doing the works? Often you can, but the landlord’s figure is a claim, not a fixed price, and it may include items you could do for less. We can price the works so you can compare and negotiate. See settlement vs doing the works.
Do you work outside London? Yes, across the South East including Essex, Kent, Surrey, Hertfordshire and Berkshire [confirm your actual service area].
Do you work with my surveyor or the landlord’s surveyor? Yes. We are happy to agree scope with either side, and we can also help if you don’t have a surveyor yet.
