Most Cat A specifications require a fully reinstated suspended ceiling grid with matching tiles, re-balanced to the landlord’s original layout. Where tenants have cut through the grid for feature ceilings, pendant lighting or branded drops, the damaged sections have to be rebuilt or replaced with matching material. Lighting is the other half of this — recessed LED panels or fittings at the landlord’s spec, wired into the correct circuits and commissioned with the building’s lighting control system. We supply ceiling tiles and luminaires directly from the approved manufacturers most London landlords specify, so there’s no risk of rejection at handover over mismatched materials.
Raised access floor panels take more damage during occupation than any other Cat A element. Cable penetrations, floor boxes, bolted-down partitions and heavy desking all leave their mark, and landlords inspect the floor zone carefully at handover. Reinstatement includes replacing damaged panels, re-levelling the grid, reinstating pedestals and sealing any cut openings. On top of that, the floor finish — usually carpet tiles to a specified colour and manufacturer — has to be replaced across the full floor, not just the worn sections. We source matching tiles through landlord-approved suppliers and lay them to the original pattern, ready for sign-off.
The M&E package is where most Cat A projects get complicated. Tenant fit-outs almost always relocate fan coil units, VAV boxes, sprinkler heads and fire detection. Reinstatement means returning the M&E installation to its original configuration, re-commissioning each system, and producing the test certificates and O&M documentation the landlord will ask for before sign-off. It also includes re-balancing air flows, re-zoning lighting controls, reinstating small power at the correct locations, and confirming integration with the base-build BMS. We handle the full M&E scope in-house with our specialist subcontractors, so nothing slips between trades and nothing gets missed on the handover checklist.
The final stage of a Cat A reinstatement is the one landlords scrutinise most — because it’s what they see on inspection day. All walls are made good and repainted in the landlord’s specified colour and finish. Doors, frames, skirtings and columns are touched up or fully redecorated. A full builders clean is carried out across the floor, including the raised floor void and ceiling voids. We then walk the floor ourselves, snag anything that wouldn’t pass, fix it, and attend the landlord’s final inspection with you so any last-minute queries are resolved on the spot rather than dragged into the final account.
